Morphy, Makofsky, Inc. was responsible for structural and civil engineering for the renovation of the three-story brick building and three-story addition. The existing building was in poor condition and required extensive structural rehabilitation to the wood framing and masonry load-bearing walls. Challenges included maintaining the aesthetic historical integrity of the building while incorporating the additional building.
The new building is pile support and framed with structural steel. The new building was designed to create a large open core running down the center of the building with large windows at each end to create light and openness to the building.
The civil scope of work required enhancement of the entire site for grading and drainage purposes. Additional surface parking, an outdoor gathering area, as well all new sidewalks surrounding the site, were added as part of the project. The design included a Storm Water Management Plan that utilized permeable paving with a retention basin below this paving. This helps to decrease the impact of stormwater run-off into the surrounding residential neighborhood.
