MMI provided structural and civil engineering services for this 21-story, high-rise residential building.  The upper levels consist of approximately 250 living units, while the lower levels consist of retail space at the 1st floor and a 500 car parking garage at levels 2 through 8. The building’s structure is cast-in-place concrete, and is both conventionally reinforced and post-tensioned. Fourteen inch square precast pre-stressed concrete piles support the building. The piles, which are 170 feet in length and utilize a design load of 200 tons, are incorporated into pile caps as large as 100 piles, with volumes up to 1,500 cubic yards.

The civil scope of work consisted of new sidewalk construction along Poydras Street and O’Keefe Street and tie-ins to city utilities.
